BJ’s Wholesale Club project was Montgomery’s first full ground-up development in a partnership with CB Commercial in CT and Rock Properties in FL. We constructed the project from groundbreaking to turnover in 100 days.

As partner in ECO Group, LLC, Montgomery executed the planning, land negotiations, approval, leasing and construction for the four buildings totaling 29,000 square feet. The project was 100% leased upon groundbreaking and delivered to all tenants for opening within eight months. We also built-out interiors for all but two tenants which included four restaurants, two dental offices, a law firm, dermatologist, optician and Aveda’s first men’s salon in the U.S., Edge by Aveda.

As a partner in ECO Group, LLC, Montgomery broke ground in October 2019 on MOSAIC, a 44-acre mixed-use community which serves as the gateway to Chatham Park, a 7,100-acre live-work-learn community in Pittsboro, NC near Raleigh-Durham. Phase 1 includes 200,000 SF retail + dining, a 120-key hotel, 164 apartment homes, 12 condos, 88,000 SF office, entertainment venues and education facilities. An additional 42 condominiums in two buildings and 156 apartments in one building are planned for future development.

As a partner in ECO Group, LLC, Montgomery managed the team who cleared the 92-acre site across from MOSAIC to accommodate a Lowes Foods-anchored shopping center and 312 multi-family units. Additional outparcels are currently being marketed for sale or lease.

Twenty years ago, Montgomery embraced the ideas of new urbanism and created a unique 20-acre mixed-use project to anchor a new residential community, Southern Village. We partnered with the residential developer to deliver a 350,000-square foot, amenity-rich destination to serve the local neighborhood. We curated a merchandise mix to garner long-term success including a movie theater, an outdoor stage for the NC Symphony, retailers, restaurateurs and service-based businesses.

Montgomery managed all the site preparation and road work to create the building pad and coordinated bringing in the sewer line from ½ mile away.

As partner in ECO Group, LLC, Montgomery sought a retail site along I-40, a primary east/west highway connecting Wilmington, NC and Charlotte, NC. Thoughtful understanding of the market led to the 33-acre site being re-envisioned for a two-phase multi-family development. Montgomery successfully rezoned the property and constructed 204 apartments units in phase I with seven acres of open space and a stream running through the site. The project was completed on-time and on-budget, enabling a successful lease-up to 93% when the property was sold in February 2020.

As partner in ECO Group, LLC, Montgomery envisioned a mixed-use environment on a 17-acre undeveloped site with significant highway access, adjacent to a successful national retail footprint. The development includes 160,000 square feet of hospitality, civic retail, medical and office spaces. Montgomery provided build-to-suit for Aldi as well as construction of the office and retail components.
